WORQ partners Bandar Utama City Group to launch new co-working space

WORQ, a Malaysia-based coworking and flexible workspace provider, has in a partnership deal with Bandar Utama City Group, to launch its latest outlet at KPMG Tower, 8 First Avenue in Bandar Utama.

WORQ said in a statement that this joint investment introduces a wellness-embedded, transit-oriented coworking model designed to help companies unlock their employees’ potential while elevating workplace well-being.

Located in the heart of Bandar Utama and directly connected to MRT and LRT stations, WORQ Bandar Utama sits within a thriving business and lifestyle hub that connects workers to retail, dining, fitness and lifestyle amenities, including pickleball courts, hotels and 1 Utama Shopping Center.

The new outlet spans up to 30,000 square feet with features such as open-air balconies equipped with alfresco work spaces, restorative zones, nap pods, nursing rooms and game rooms, designed to reduce stress and enhance productivity.

WORQ, in partnership with Bandar Utama City Group, co-invested in the fit-out of the coworking space as part of a successful refurbishment to revitalize 8 First Avenue.

This initiative was carried out in conjunction with the building’s broader asset enhancement program.

By integrating flexible workspace capabilities into the Grade A office tower, which is home to many global corporations, the strategy has proven effective for landlords seeking to preserve and grow the value of their portfolios.

The building is also undergoing significant upgrades, including a refurbished lobby, enhanced common areas, and the addition of sustainable features such as electric vehicle (EV) chargers and energy-efficient systems.

According to the statement, this strategic partnership between Bandar Utama City Group and WORQ demonstrates a forward-thinking landlord approach: enabling them to share in the revenue of a flex-space operator while enhancing building value and attracting a brand new market of myriad small teams and small and medium-sized enterprises (SMEs) into their building.

By offering flexible coworking solutions in their building,
landlords are able to provide added convenience of flexible spaces to their traditional tenants.

This allows their traditional tenants to rent short-term spaces for project teams, house temporary staff, and rent on-demand meeting and event rooms.

The space also serves as a community hub, fostering connections among all businesses in the area.
